2. Key Holding Service – €336/year
- Basic Oversight: Twice-yearly property visits upon request.

Additional Charges for Properties Outside Bansko Town:
- Travel Fee: €36 added to all non-management services (e.g., cleaning, repairs).

Apartment Preparation
We ensure that your apartment is ready for occupancy by turning on the electricity, heating, water, fridge, etc., when you, your friends, or guests visit. We also secure the apartment upon departure to minimize utility bills and ensure all windows are closed and the apartment is safe.

Meet & Greet Inside Office Hours Including Callouts
For arrivals and exits during office hours (8:00am to 6:00pm):
- Cost: £33.00 + VAT (EURO 40.00)
If we can use the on-site reception outside of office hours, we will leave the keys with the reception team to keep your costs minimal unless you specifically request otherwise.
Meet & Greet Outside Office Hours Including Callouts
Arrival and/or Exit Outside Office Hours but Before Midnight (6:00pm to 12:00am):

Arrival and/or Exit Outside Office Hours but After Midnight (12:00am to 8:00am):

Late Notice of Arrivals Outside Standard Office Hours:
- If arrivals are notified late (less than 48 hours before arrival) or no arrival form is received, a charge of £132.00 + VAT (EURO 158.40) will be levied to cover extra costs and inconveniences.
- All arrivals must be advised to Rightmove at least 48 hours in advance. For weekends or bank holidays, the arrival forms must be copied, emailed, and sent through the provided system to ensure timely receipt and action.
Properties Outside of Bansko Town
For chalets and apartments outside Bansko Town, an additional fee applies:
- Additional Cost per Arrival and Exit Service:
- £38.50 + VAT (EURO 46.20)
Public & Bank Holidays
All arrivals or exits on specific public and bank holidays will incur higher charges due to increased operational costs:
- Christmas Eve (after midday), Christmas Day, Boxing Day (before midday), New Year’s Eve (after midday), New Year’s Day, Easter Friday, Sunday, and Monday:
- Cost: £71.50 + VAT (EURO 85.80)

If only cleaning or laundry service is required, we can adjust our charges accordingly. Please note that much of our costs involve the time spent visiting the apartment, which remains the same for either a clean-only or laundry-only service.

Pre-Season Clean / Deep Clean
From time to time, it may be necessary to perform a deep clean, especially at the beginning of a season. This includes all windows, ovens, and fireplaces.

Bill Payment Services

Our Bill Payment Service
We are happy to pay any bills on your behalf. For this service, we will need:
- Your permission.
- The appropriate account numbers (we can obtain these from the authorities if necessary).
Each month, we will check with the utility companies to see if there are any outstanding bills for your apartment. Please note that we only charge when there is an actual payment to be made.
Charges for Utility Bill Payments:
- Percentage-based Fee: Calculated as a percentage of the utility bill.
- Maximum Charge: £10.00 (EURO 12.00) per payment.
- Minimum Charge: £2.00 (EURO 2.40) per payment.
Disconnected Accounts: If your account has been disconnected by the utility company and needs to be reconnected, we will handle the process for you. The charge for this service includes the reconnection fee from the utility company:
- Reconnection Fee: £40.00 + VAT (EURO 48.00)
Community Tax:
- Self-Payment: If you are visiting Bansko in the spring, you can easily reduce costs by paying these taxes yourself.
- Rightmove Payment Service: If you require us to make the payment on your behalf, our charge is £30.00 (EURO 36.00) + VAT.
Meter Readings: During the year, it may be necessary to confirm your meter readings for the utility companies or complex management teams.

Lock Change and Key Copying Services

How It Works
- Lock Change: If you need to replace the lock on your apartment door, we will perform the lock change and provide you with the standard set of 3 keys included in the price.
- Additional Keys: Should you require more than the 3 keys provided with the new lock, we can cut additional keys for you at the time of the lock change. Each additional key will incur an extra charge.

- Rental Management: Rightmove Services OOD and any associated companies are not responsible for the rental of the apartments. The rental is provided directly by the property owners, who are fully responsible for managing their property’s rentals.
- Tax Obligations: Property owners are solely responsible for paying all taxes and fulfilling other obligations or declarations to Bulgarian authorities.
Service Requests
- Service Provision: Our published price list is not a contract for services but a list of services that will be provided upon request at the displayed prices. It is the apartment owner’s responsibility to submit written requests for these services to Rightmove Services OOD.
- Financial Responsibility: Rightmove Services OOD takes no responsibility for non-payment of financial obligations in Bulgaria if we have not received a formal request to provide the service.
Liability and Insurance
- Guest Damage: Rightmove or its representatives will not be held responsible for any damage caused by or to guests during their stay in your property, regardless of the cause.
- Property Damage: We also take no responsibility for any damage to your apartment, including incidents like flooding and fire. Please ensure you have adequate insurance coverage for your property and guests for all circumstances.
- Workmanship Assurance: While we strive to ensure all work is done to a professional standard, we cannot be held responsible for any works, electrical or otherwise. We rely on contractors or maintenance personnel to assure the completion of work to a safe and secure standard, as we do not have the qualifications to inspect such works ourselves.
Payment Responsibilities
- Bulgarian Authorities: Rightmove Services OOD is not responsible for any payments to Bulgarian authorities, including national and municipal tax authorities. This includes but is not limited to tourist tax, income tax, and corporation tax.
